As the owner of a property, it is undoubtedly difficult to determine an exact property value. For the valuation of a property, there is usually a lack of experience and comparisons to similar properties, current market knowledge, expert knowledge and often an objective assessment. to similar real estates, current market knowledge, specialized knowledge and often the objective evaluation about the exact condition of the real estate.

 

In the first step still owners compare your real estate frequently in the common online portals with other objects. Here naturally gladly high prices as orientation for the own real estate taken, however, are these prices are mostly not realistically attainable and the disappointment with the sales often unfortunately, pre-programmed.

2: Short assessment / short report (500.00 €*):

A short assessment, also called a “short report”, is a “small” version is a comprehensive report (according to §194 BauGB) and comprises approx. 12 pages. If a report in accordance with Section 194 of the BauGB is not absolutely necessary due to legal reasons, the short report represents the ideal, cost-effective alternative For property owners and communities of heirs who want a timely, well-founded and at the same time inexpensive valuation of their property.

Price:  €500.00 plus VAT.

What is the process for commissioning a short report? 1. Inquiry: Contact us for a brief assessment of your property. 2. Appointment: We will arrange an appointment for the on-site assessment. 3. On-site visit: We inspect the property with regard to all points relevant to the valuation. 4. Property documents: We check all relevant documents such as floor plans, construction plans and any modernizations. Please bring all property documents you have with you to the appointment. If necessary, we will collect missing or non-existent documents that are relevant for the evaluation at a personal appointment to inspect the building files (building authority/archive). These documents will later be sent to you in digital form by email along with the property valuation. 5. Market analysis: We carry out a market analysis based on local market data and our local experience. 6. Short review: Based on the information collected, we create the desired, well-founded short valuation for you based on a material value, income value, or comparative value method. The appropriate procedure is applied correctly depending on the property type and use. 6. Consultation, follow-up discussion: We will discuss the results in a personal appointment or via Zoom and/or telephone (adapted to the situation) and answer any questions you may have. *The personal inspection of construction files worth €110.00 plus VAT is already included in the price. 3: Market value determination according to § 194 BauGB (from 1900.00 €*):

  • Comprehensive investigation and analysis of all relevant factors and influences, including structural, environmental and economic aspects.

  • Accurate and detailed valuation according to established standards and recognized real estate valuation procedures.

  • Case study presentation is approximately 30 pages+

  • Inspection of building files, land register extract, property cadastre extract, query old & Construction loads included.

The market value determination in accordance with Section 194 of the BauGB is a comprehensive report that determines the market value of a property in accordance with the legal requirements of the Building Code (BauGB).t.

​

Price: from €1900.00 plus VAT.

Important NOTE! The costs for preparing a market value report amount to 0.5 to 1.0% of the determined value plus VAT (preliminary material value or income value before deducting the BoG), but at least €1,900.00* plus VAT (base value)

When is a market value report in accordance with Section 194 of the BauGB useful or necessary? 1. Sale of land: If you intend to sell, in order to determine a market selling price. 2. Inheritance and donation: To determine the market value of inheritances or gifts in order to take tax aspects into account. 3. Financing and Lending: To ensure the value of the property when financing or lending by banks. 4. Divorce and division of assets: On the fair division of assets in the event of divorce. 5. Legal proceedings: In legal disputes, for example in the case of expropriation or compensation.

When is a market value report required by law in accordance with Section 194 of the BauGB? 1. Expropriation: If expropriation or interference with private property by the public sector is planned, a market value report is required to determine appropriate compensation. 2. Allocation: As part of reallocation procedures in which properties are reorganized, a market value report is required by law to determine the value ratio. 3. Special case of land-use planning: For certain stipulations in the development plan, such as the determination of compensation and replacement areas, the preparation of a market value report may be required. It is important to note that legal requirements may vary by state. Therefore, individual legal advice should always be sought in a specific case to ensure that the applicable regulations and requirements are met.

4. Additional services:

  • Land register extract:  €30.00 including VAT

  • Property cadastral extract: €25.00 including VAT.

  • Query of old and construction loads: €65.00 each including VAT.

  • Future-oriented market forecast: €35 including VAT.
